We let and manage unfurnished flats and houses throughout Blackpool and the Fylde and we aim to provide all tenants with:

We offer a very personal service, and by this, I mean that we know each and every tenant by name and commit to them that we are available to be contacted day or evening. If matters arise where they need our assistance, we deal with such matters that day.

All too often we hear about tenants not being able to get through to their letting agent, calls not being returned or emails not being responded to, therefore issues are not being seen to in a timely fashion. We are different, and truly are available to our tenants when they need us, and we most certainly deal with any calls or emails on the day.

The first step

Contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months.


Viewings will be arranged at times to suit you, including evenings and weekends, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Applying for the property

Once you have decided on a property, you will need to make an application for it by completing our Application Form and submitting to our office. We aim to process applications within 5 working days. If you are approved for the tenancy then we will require you to pay a holding deposit to “reserve” the property while we verify your references and prepare the tenancy agreement. The Initial Holding Deposit is refundable in full providing all parties take reasonable steps to enter into a Tenancy Agreement.


As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference. In some cases, a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.


Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.


A security deposit of a minimum of 4 weeks rent must be paid, and will be held in an approved Tenancy Deposit Protection scheme throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

  • All of our managed properties are Gas Safe certificated, and inspected for electrical and fire safety
